Booking & Stays
How do I book?
Call us on 07345 426017 or use the booking form on our website. We are happy to answer any questions before you commit just ask.
What is the minimum stay?
Two nights. However, it is always worth asking if we will do one night stays.
What is your cancellation policy?
We require a deposit to secure the reservation. We offer a full refund for cancellations made more than five days before your arrival date. If you need to cancel within five days, please get in touch and we will do what we can. If you fail to inform us and do not arrive you will be liable for the full cost.
What time is check-in and check-out?
Check-in is from 3pm. Check-out is by 10am. If either of these is difficult for you, let us know
— we can sometimes be flexible depending on how busy we are.
The Apartments
What are Near and Far?
Is breakfast included?
Your kitchen will be stocked with breakfast provisions when you arrive: cereals, milk, orange juice, eggs, bread, butter, a range of jams, honey and marmalade, tea and coffee. If you have any dietary requirements, let us know when you book and we will do our best to accommodate them.
Is bedding and linen provided?
Yes. All bedding, linen and towels are provided and will be freshly laundered for your arrival.
Is there parking?
Yes, you can park directly outside your front door, off the road and out of sight. There is also an electric vehicle charge point on site.
Is there anything I need to bring?
Very little. The apartments are fully equipped. You may want to bring walking boots and a good waterproof jacket — the coast is at its best when you can get out in it, whatever the weather.
Hytte House
How many does Hytte House sleep?
Six, across three bedrooms, each with its own en-suite. Up to ten with the two apartments next door.
Are children welcome?
Yes. The house is suited to families. (This is where it differs from our apartments, which are for adults.)
Are dogs allowed?
One well-behaved dog is welcome by arrangement, with a small charge that covers a bed, bowls and towels.
Where exactly is it?
Common Lane, in the middle of Brancaster Staithe — two minutes from the harbour, fifty yards from the Jolly Sailors, with the coast path at the end of the lane.
Is there parking?
Yes — off-street parking at the house, plus an EV charger.
Can we work from the house?
Yes. Fast WiFi and a quiet space to work make a midweek or long-weekend stay out of season practical.
Is it warm in winter?
Yes. Underfloor heating throughout and an air-source heat pump. There is also a sauna.
What’s included?
Breakfast provisions, linen and towels, plenty of hot water, WiFi, parking and EV charging. A short menu of extras is available on top.
How do we book the house and apartments together?
Directly with us — combined bookings can’t be made through booking sites. Tell us your dates and group size and we’ll arrange it.
What are the check-in and check-out times?
After 3 pm on arrival, and before 10 am on departure. [Confirm these are the same for the house as for the apartments.]
Is smoking allowed?
Not inside, due to the smoke alarms. Guests are welcome to smoke outside.
How far ahead should we book?
The summer months book up well in advance; winter is quieter. You can check dates with us at any time.
Getting Around
How do we get to Brancaster Staithe?
By car, Brancaster Staithe is roughly two and a half hours from London, just over an hour
from Norwich or an hour and a half from Peterborough. The nearest mainline railway station
is King’s Lynn, from where the Coasthopper bus service runs along the coast and stops right
by the Jolly Sailors — directly outside the apartments.
Can we walk from the door?
You can. Barrow Common is just up the hill and offers spectacular views over the sea. The
Norfolk Coast Path passes through the village, so you can walk east towards Burnham Overy
Staithe or west towards Brancaster and Titchwell without getting in a car. The Coasthopper
bus is useful for one-way walks — walk one direction and take the bus back.
The Area
What is there to do nearby?
A good deal, and it depends on the season. RSPB Titchwell Marsh is a short drive or a walk
along the coast path — one of the best birdwatching reserves in the country. Burnham
Market is ten minutes by car for independent shops and galleries. Holkham Hall and its park
are well worth a visit, as are Houghton Hall, Sandringham, and the ruins at Castle Acre. The
coast between Wells-next-the-Sea and Thornham has enough walking, wildlife, and good
food to fill a fortnight without repeating yourself.
Which pubs and restaurants are within walking distance?
The Jolly Sailors is next door — it serves lunch and supper daily and brews its own beer. The
White Horse is a ten-minute walk along the coast road or Norfolk Coast Path and is well
worth the trip for the food and the views across the marshes. Both are genuine
recommendations, not polite suggestions.
Is winter a good time to visit?
It is — and we say that as people who live here year-round. The beaches are empty, the light
is exceptional, and the birdwatching is at its best: large flocks of pink-footed geese, brent
geese and wading birds arrive from the autumn and stay through winter. Wrap up, walk the
coast, and come back to a warm pub. The area does not need sunshine to be worth the
journey.
